How does a delay change receipts, costs and the investment explanation? This original fictional exercise focuses on connecting project completion and contracts to an investment case. The task is to build a completion-delay scenario and contract-evidence map, not copy a confident conclusion. It is not a live recommendation, client record or employer assessment.
The inputs and the question
Infrastructure investment preparation examines operating assumptions, contractual allocation and timing. It differs from a narrow lender coverage calculation by asking what evidence supports the investment view. This fictional case is not a project appraisal.
| Supplied item | Fictional input |
|---|---|
| Base annual receipts | 10 million |
| Base operating costs and maintenance | 4 million and 1 million |
| Debt service | 4 million |
| Delay-period receipts, costs and mobilization | 5 million, 3 million and 1 million |
Use the supplied inputs together. When dates, units or definitions are not given, identify the gap rather than silently filling it with a convenient assumption. An actual assignment may require more detail than this deliberately limited case.
Work through the base case
Base cash before debt service is 10 − 4 − 1 = 5, giving 1.25× against 4 of debt service. In the supplied delay period, cash is 5 − 3 − 1 = 1, giving 0.25× against the same 4.
The simplified case omits taxes, reserves, remedies and other cash flows. A delay need not reduce every cost proportionally. Examine the contracts rather than assuming someone else reimburses the shortfall.
The arithmetic or evidence check is only one part of the answer. Explain the definition that makes it valid and what remains outside the exercise. Do not convert a result from this case into a claim about a real company, market or client.
Change the assumption and follow the consequence
If an additional mobilization cost of 0.5 is incurred, delay-period cash falls to 0.5. The ratio alone does not tell you whether support exists, who bears the cost or how the equity investment is valued.
Keep the unchanged inputs visible. State whether the change is an observed fact or a scenario you introduced. If the information needed to calculate a fuller result is missing, say what you would request instead of manufacturing precision.
The interpretation to avoid
Keeping a full year of revenue after a delay, inventing contractual compensation or using one coverage ratio as an investment approval bypasses the question.
A useful response names the limitation without abandoning the task. Show the part you can establish, then explain the condition or document needed for the next conclusion. Being explicit about that boundary is different from refusing to reason about the case.
Build the evidence artifact
Build a completion-to-cash timeline, responsibility matrix and diligence list. Separate observed status, forecast assumptions and contractual information requiring review.
Answer these questions before presenting it:
- What event permits receipts to start and who verifies completion?
- Which costs continue during delay?
- What terms allocate delay costs, support and remedies?
For your own practice, write the supplied facts, your method, the base result, the changed assumption and one unresolved question on a single page. Label professional work, public-data projects and fictional exercises accurately. Remove confidential data and do not use the example to imply a decision you did not own.
What to use next
Use the infrastructure investment preparation guide to connect the exercise to a readiness and next-resource decision. Compare the adjacent preparation task if your gap is different. The primary-source background supplies concept or role context; the facts and worked exercise above are original and fictional.
This guide is not a technical engineering report, contract opinion or financing commitment. Inspect scope before choosing support. A readable and reproducible explanation is the immediate objective; this case does not promise an interview, qualification, investment result or a particular search ranking.
